How to be rental ready
In a tight market where rental properties are quickly snapped up, it pays to be rental ready.
But what exactly does that mean, and what do you need to secure a rental property when competition is fierce?
Here’s a quick guide on how to be rental ready…
Have your documents ready
Every application for a rental property requires certain documents. This includes 100 points of identification, the names of referees, and evidence of employment and income.
Take the time to compile these documents when you commence the rental search, and have them on hand when it comes time to filing an application.
Line up your references
As part of your rental application, you will need to provide referees. These are the people who will speak to your character, your previously rental history, and your current employment.
Ideally, they include your employer who will verify your employment status, someone who knows you well who will offer insight into your character, and a previous property manager who will provide information about your rental payment history and how well you cared for the property.
Don’t forget to advise these people in advance, so they know to expect a call.
Include any supporting documents
If you have any documents that might support your application, don’t forget to compile them so they are ready to use.
These might include pet references for any four-legged friends or even inspection reports from previous property managers that illustrate how well you cared for a property.
Fill in the application quickly (and completely)
If you find a property that you’re keen to rent, speed is of the essence. After all, the sooner the property manager receives applications, the sooner they can begin selecting the right candidate.
While it’s important to fill in your application promptly, do ensure you complete all the sections required and fill in all the details.
Once you have submitted your rental application, the property manager will assess it against other candidates.
At this point they will cross check your employment, earnings, references and rental history, including a check of the relevant tenancy databases.
Suitable applicants are then put forward to the rental owner, to gauge their opinion on the preferred applicant.
If you are selected, the property manager will notify you and ask you to come in and sign the rental agreement.
At this stage you will also be asked to provide the bond for the property, along with two weeks rent in advance.
And then, it’s just a case of waiting until that all important move in date!
